Preparing for the Home Inspection:

We strive to provide our clients with a thorough home inspection report. In order for us to accomplish this, we need to be able to access and observe the the major systems and components within and around the home. If we cannot access and observe it, we cannot inspect it. 


Most realtors know this, and inform the seller in advance to prepare for our arrival. 


Regardless, we still recommend for our clients to request that the following conditions are provided by the seller.


Accessibility to:

  • Furnace/boiler
  • Electrical panel and sub-panel(s)
  • Hot water tank
  • Attic access- if in closet, clear any obstructions (clothes, rod, storage, etc.)
  • Crawl space- make sure entrance is open and not obstructed
  • Locked areas- leave keys (garages, electrical panels, etc.)


Appliances- Remove contents of appliances if they will be included in purchase. Pans from oven, dishware from dishwasher, clothes from laundry.


Pets- We love pets but ask that they are contained or off-site during the inspection.


Repair/maintenance records- It is helpful and beneficial to have these records available.


Utilities- Make sure gas, water, and electric are turned on and pilot lights are lit.
