It is important to realize that most new homes have defects that may not be easily spotted. Most home builders in Rochester, NY do not supervise each sub-contractor every step of the way and many times defects can be concealed. The final walk through with the builder takes place after the home has been completed and is not a comprehensive inspection. Oftentimes its only cosmetic issues that get addressed during this walk through. A New Construction Inspection by Superior Inspection Services will identify defects, poor workmanship, and other issues during the construction of your new home in Rochester, NY. Our findings are then complied into a comprehensive written report that you can provide to your builder so that the issues can be addressed.  New Construction Inspections are performed in 3-phases. You can choose 1, 2, or all 3 of the phase inspections listed below. Additional Inspections are available upon request.

The Pre-Drywall phase takes place before the drywall is hung and preferably prior to the insulation being installed. During this phase we inspect the foundation, floor and wall framing, roof system and covering, HVAC system, rough plumbing, rough electric, windows and exterior doors, exterior cladding, interior areas, fireplaces and decorative gas appliances. 

The Pre-Possession inspection is a complete Home Inspection that takes place a few days before closing. This will give the builder a few days to complete any issues prior to closing. 

Most builders provide an 12-month warranty for the homes they build. It sometimes takes time for issues to manifest themselves. Seasonal changes, expansion/contraction, settling, and other factors can expose defects that may not have been visible prior to the closing of the property. The 11- Month Inspection is designed to locate and identify defects so your builder can address them before the warranty period ends.
